For home-improvement lenders

Auditable and preventive from day one.

Renny sits between your approved loan and the contractor’s invoice. It collects the evidence that the borrower agreed to the work, checks it against the rules you set, and refuses to clear the draw when the evidence is incomplete — rather than reporting it to you afterwards.

Renny never holds, touches, or moves your money. You disburse on your own rails, on your own schedule.

A release authorization: both attestations, the frozen scope each party saw, the evidence tied to each line item, and a fingerprint recomputed from the live record rather than read from a stored copy — so it cannot drift from the data behind it.

Preventive, not detective

A detective control finds the payment that should not have happened. Renny refuses it. The difference between the two is one disbursement.

Auditable from the first record

Not an audit trail added later. Nothing is ever destroyed, agreements are versioned rather than edited, and authority is time-bounded — decided before the first line of workflow.

Secure where it counts

The rules that must never break are enforced in the database, not in a handler someone has to remember. That covers the code path nobody has written yet.

The problem

The contractor is at the kitchen table. You are not.

When a borrower says “I never agreed to that”, the contractor’s account and the lender’s record are usually the same record — and it was written by the party with the incentive.

Consent orders brought by the CFPB and state Attorneys General against lenders in this market keep finding the same four things: loans originated without the borrower’s knowledge, merchants enrolled with little vetting, complaints handled one at a time instead of as a pattern, and no dependable record of what the borrower actually agreed to.

An examiner does not ask whether you believed the merchant. They ask what you can show.

How Renny answers that

What you need to be able to prove

  • This borrower authorized this amount, on this date, having seen this scope
  • This merchant was vetted and trained before they could originate
  • This complaint was logged, worked, and resolved — as a program
  • None of the above was edited afterwards

Renny is built backwards from this list.

The difference that matters

One of these costs you a disbursement. The other costs you a phone call.

Every control in this market is one of two kinds. A detective control tells you about the payment that should not have happened. A preventive control declines to make it.

Renny runs its checks between the draw request and your instruction to pay. A refused draw has nothing to recover, no borrower to apologize to, and no file to reconstruct two years later.

Refusals are specific

The failing check is named to both parties. “Pending review” is not a reason, and it is not what Renny says.

Nothing waits on a report

There is no nightly job that finds this later. The check runs on the write, or the write does not happen.

You still control the money

Renny authorizes. You disburse, on your own rails, on your own schedule. It never holds a cent.

How it works

Four things happen. You are only involved in two of them.

Your borrower and contractor do the work inside Renny. Your systems exchange two messages with ours.

1

You send the loan

When a loan is approved, your system passes Renny the loan reference, the borrower, the contractor, and the amount.

2

Renny runs the process

Scope agreed and frozen, work evidenced, both parties attest. Every rule you set is checked along the way.

3

Renny clears the draw

Your system is told the moment a release is authorized, with the reference and the evidence behind it.

4

You disburse

You pay on your own rails, then pass back your payment reference so the record is complete on both sides.

Nothing is left for someone to remember to check. If the evidence is incomplete, Renny does not clear the draw.

Inside the platform

Clear, direct, and nothing hidden behind a status word

When a draw is held, the screen says which check failed and what would clear it. An operator should never have to ask why.

The controls

What is checked before you are told to pay

These are not reminders or reports. They are enforced in the database itself, so no integration, script, or future automation can skip one.

Why that distinction matters
  • Both attestations existA release cannot be created with one signature. Not “should not” — cannot.
  • The contractor is trainedIf your program requires it, an uncertified contractor cannot be funded. You hold that switch.
  • They are inside their limitA funding limit caps how much unpaid work one contractor may carry across your whole book.
  • They are not suspendedA suspension takes effect on the next release attempt, not on the next review cycle.
  • No open disputeA resolution request pauses pending releases on that project until it is settled.
  • The scope still matchesCompletion claimed per line item cannot exceed 100%. You cannot be billed twice for the same work.

What you get

Built for the questions you get asked

Audit packs on demand

One PDF per project: every signature with time and authentication method, every document fingerprint, every event in order. Generated live, not stored.

Dual attestation

Contractor and homeowner each sign independently. The signer is taken from their authenticated session, never from a form field, so no party can sign for another.

Frozen scopes, tracked changes

A change order is a new agreed version, never an edit. The chain from the original scope to today is reconstructable at any date.

Merchant vetting and training

Licence verification, a training curriculum you control, and a funding gate that refuses uncertified contractors.

Portfolio-level limits

Funding limits belong to the contractor’s whole book with you, set by underwriting and revisited on a schedule rather than fixed at approval.

Regulator and auditor access

Examiners get scoped, expiring access to the record. You control whether your own book is included — and withholding is visible rather than invisible.

Contractors get something out of this too

A contractor who documents properly gets paid faster and argues less. Renny gives them a clear scope, a simple way to evidence work, and a record that protects them when a homeowner remembers the job differently.

What Renny asks of a contractor

Adoption

Contractors will actually use it

A control that merchants route around is not a control. So the contractor experience is built to be faster than the paperwork it replaces, not slower.

  • Draws requested against the scope they already agreed, not re-typed
  • Photographs attached to the line item they evidence, from the device that took them
  • Training that can be read as well as watched — a job site is not a classroom
  • One record both sides can point at when something is disputed
